Buy And Hold - Residential

Buy and hold residential properties is a very successful wealth building strategy.  It is not sexy, but it works very well in Southern Ontario. 

The mistake most investors make is that they invest in houses or condos that are negative cash flow.

Positive cash flow is a critical rule that cannot be broken, for a number of reasons. You cannot just bet on appreciation alone.  That would be the "hope and pray" strategy.

With our properties, we ensure positive cash flow through the type of property, location or through other methods of splitting the property into Duplexes, Triplexes or Quadplexes to increase cash flow.

Student Rentals

This strategy is self-explanatory.  If done correctly, student rentals can push the cash flow through the roof!

There are a lot of headaches, a lot of turn-over and more maintenance, but a highly successful strategy that is only going to get more lucrative going forward.

Canada accepts more International Students per capita, than any other country.  Right now, it is an epidemic and there is a critical shortage of student housing.

Apartment Buildings 

Apartment buildings are a longer term wealth building strategy.

If analyzed and negotiated properly by a professional, this type of investment can be one of the lowest risk investments.

The goal is to hold these cash flowing "ATM Machines" and refinance them after 5-10 years, thus pulling equity out, tax free, to purchase new investments.

The concept is simple but there are a lot of pitfalls. You need to have the expertise in analyzing these deals and doing the proper due diligence in terms of:

  • Analyzing financials in terms of true NOI (Net Operating Income)

  • Dynamics of the market area

  • Rent indices

  • Repairs and condition of building

  • Plus, a host of other analysis to ensure a successful investment
